What did experts warn in January 2012?

A January 2012 report warned home-insurance buyers to watch the exclusions: if you’re away or the flat sits empty beyond the policy’s limit, theft and vandalism losses aren’t covered. Trips over 90 days or 30–60 days of continuous vacancy typically void cover; a month-plus away may exceed most plans — negotiate with the insurer individually.

How are premiums set?

Mainly by flat size; each policy has a maximum sum insured, per-item and cash claim limits, and a HK$200–300 excess per claim. Home insurance excludes developer-fitted fixtures (e.g. flooring) but covers flooring you laid yourself.

Do tenants need it?

Tenants can face third-party liability for the flat, so yes, consider it. Some policies add worldwide personal-effects cover — even a smashed camera abroad pays. Read the terms, not just the price.
